In property the first reply usually wins the viewing, and the window is measured in minutes rather than days. An enquiry that sits unanswered until the evening has already gone somewhere else.
The second failure is quieter: the viewing happens, the agent means to follow up, and nobody ever does. There is no record that the conversation stopped, so there is no moment at which anyone notices.
